• Basement was not configured for bedroom use and lacked required egress.
• Structural support layout limited open space and functional flow.

Scope of Work / Key Challenges:

• Structural reconfiguration requiring relocation of support posts and beams.
• New concrete work, including cutting slabs and pouring new concrete pads and footings.
• Creating a code-compliant bedroom with a new egress window and window well.
• Coordinating plumbing, electrical, and HVAC upgrades throughout the basement.
• Integrating specialty spaces such as a sauna and a sound-treated media room.

• Relocated multiple structural posts and beams, coordinated with a structural engineer and inspections.
• Cut existing concrete and poured new footings and pads to support the revised layout.
• Installed a new egress window, including concrete cutting, window well installation, drainage, and finishing to meet Seattle code requirements.
• Built a new bedroom, including framing, insulation, drywall, finishes, doors, and trim.
• Created a new laundry room with new water supply, drain, venting, electrical circuits, and flooring.
• Fully remodeled the bathroom, including plumbing relocations, waterproofing, tile installation, custom shower, ventilation, and fixtures.
• Constructed a custom sauna space, including framing, electrical rough-in, ventilation, and finish coordination.
• Designed and built a home theater / media room, including: - Acoustic insulation and sound treatment.
• Custom speaker enclosures and wiring pathways.
• Projector wiring and dedicated electrical circuits.
• Completed full interior finishes throughout the basement, including drywall, painting, flooring, trim, doors, and lighting.
