Master Bathroom Addition – Code Correction & Completion

This project involved building a new master bathroom addition connected directly to the existing master bedroom of a single-family home. NBE LLC was brought in midway through the construction process, after the initial foundation and framing were completed by another contractor who had not followed the required architectural plans or local building codes.

CHALLENGES:

  • The original foundation was improperly executed - not aligned with the approved plans and placed at an incorrect elevation.
  • Structural framing and wall placement failed to meet code compliance and required partial demolition and reconstruction.
  • Due to the low foundation height, there was a significant water intrusion risk during heavy rainfall.
  • Coordination with city inspectors was necessary to ensure every correction met local requirements before continuation.

SOLUTIONS:

  • NBE LLC worked closely with the local building inspector to establish a corrective plan and re-engineered details to bring the project back into compliance.
  • Constructed a retaining wall system around the addition to protect against potential flooding and water infiltration.
  • Reframed and reinforced the existing walls to align with structural and code standards.
  • Completed full interior finishes, including waterproofing, tiling, high-end lighting fixtures, and custom vanity installation.
  • Delivered a modern, durable, and fully compliant master bathroom that seamlessly connects to the master bedroom and enhances both comfort and value.

RESULT:

Despite the initial structural and codesetbacks, the project was successfully completed to meet all municipalinspection standards. The homeowner gained a bright, functional, and elegantmaster bathroom with long-term reliability and aesthetic appeal.
